UNIT COMPANY and Ahtna Information & Technologies together (under our Mentor-Protege Joint Venture: AHTNA-UNIT JV) were awarded the design and construction of the new Concessioner Housing & Maintenance Building in Gustavus, Alaska in late 2022 with construction beginning onsite in the spring of 2023. 

The new dormitory is a 13,800 SF two-story Architectural Barriers Act Accessibility Standards compliant building that will serve various functions, including sleeping areas, centralized social gathering areas, and laundry spaces to promote a warm and safe home away from home environment. Each floor has four single bedrooms with bathrooms (two accessible), 15 double bedrooms with dorm style restroom and showers, and a laundry room. The first floor includes a mud room and lounge (with kitchenette), and houses the mechanical and electrical/telecom rooms. The second floor includes a storage area and two lounge areas (one with kitchenette). There are stairwells on each end of the facility, a centralized elevator, and an exterior canopy and drying area.

The Maintenance Building is an open bay concept pre-manufactured metal structure with insulated metal panels and a slab on grade foundation. It will have all-electric heating; the restroom will have an electric baseboard while the fire sprinkler room and maintenance bay will be provided with electric unit heaters. The building will be naturally ventilated with operable openings at least 4% of the area of the building. The restroom will be exhausted with a ceiling exhaust fan that discharges through a sidewall away from snow-shedding. The restroom will include a point-of-use 2.5-gallon electric water heater, designed to fit under the lavatory itself. A single 200A, 208/120V, 42 space panel board and a wall mounted, lockable, 18U comm cabinet with 48 space patch panels will serve the building.
